EIFS and ASV Inspections
EIFS (Exterior Insulation Finishing System) and ASV (Adhered Stone Veneer) are problematic exterior wall claddings that are rarely installed properly and frequently allow moisture penetration into the wall cavity. This moisture can go undetected until it becomes a major problem from mold, rot and decay inside the wall system. The presence of EIFS or ASV is often considered a “red flag” because issues are not readily apparent.

These are often referred to as “invasive inspections” because they may require drilling through the exterior cladding to take moisture readings inside the wall. However, we can take moisture readings in discrete locations and repair any holes in the cladding. Most home inspectors will exclude these inspections because they are beyond the scope of a standard home inspection and require specialized training and tools that they do not have.
